Maintenance, MEP and project management.
For buildings you own, lease or manage. Priced job by job, or held on an annual contract.
Planned work, reactive work, and someone to run the site.
A fitout is a project. It starts and it finishes. The work on this page is the other kind. A unit turning over between tenants. An AC system at the end of its life. A site that has contractors but nobody running it.
Property and portfolio maintenance
We work directly with property companies and facilities managers running multi-unit or multi-building portfolios.
- Annual maintenance contracts: MEP, civil, joinery, glass
- HVAC and AC unit replacement and servicing
- Post-tenancy unit make-good for re-letting
- Common area renovation and refurbishment
- Reactive works across the portfolio
MEP works
Mechanical, electrical and plumbing. The work is carried out by specialist trade contractors under our coordination. We manage the approvals, the scheduling, and the interface with building management.
- Power distribution and lighting
- HVAC and ventilation
- Plumbing points and drainage
- Fire alarm and suppression coordination
Project management and coordination
You have contractors. You need somebody to run the site. We coordinate the trades, manage the programme, run daily progress checks, and tell you where the job actually is.
- Programme management and scheduling
- Contractor and subcontractor coordination
- Daily site supervision
- Weekly client progress reporting
Jobs we have delivered.
Office electrical package
A brokerage office worked off an as-built power layout. New and relocated floor boxes carrying power and data with the wiring and conduit behind them, switches and sockets, power for the network terminal and the screens, conduit and back boxes pulled for data, WiFi and the thermostat, and a distribution board modification. Merged, tested and labelled at the end. The client wanted screens, WiFi and desks that worked. What they bought was conduit, sockets and a board modification.
EHG
We wired their office when they moved in, and stripped it back to bare shell when the lease ended. Both times the whole floor: the complete electrical installation, partitions, flooring, signage, repairs and repaint, their access system, and the landlord NOC drawings and approvals.
Burjeel Holdings
The complete HVAC for their warehouse at the AGAM Complex. The MEP with it: copper runs, cable trays and conduit, power distribution and the distribution boards, then testing and commissioning. Handed over running.
Apartment make-good, tenant turnover
A residential unit taken back after a tenant moved out and returned to letting condition. Joinery, ceilings, tiling and painting, surveyed, priced and delivered together, then signed off by the landlord side.
Landlords, facilities managers and property companies.
If you hold a portfolio, the work never really stops. Units turn over, plant reaches the end of its life, and common areas date faster than the apartments behind them. We take that as an annual contract or job by job, whichever suits how you buy. If you already have contractors appointed and need somebody independent running the site, that is a service on its own.Tell us what you are holding, and how often it needs attention.
